Restoring Two Homes in a San Francisco Apartment Building
How hands-on asset management turned a long-dormant condition into a two-week lease-up.
The Situation
Veritas acquired a multifamily property in San Francisco carrying a condition that had gone unaddressed for decades. During acquisition due diligence, it was discovered that two separate apartments had been informally connected by way of an exterior fire escape and occupied as a single home for more than 30 years.
Prior ownership had accepted rent on both units throughout that period, which established and protected the tenancy. Veritas inherited that arrangement at closing. Neither unit could be recovered, reconfigured, or re-leased while it remained in place.
Legacy conditions like this one exist in nearly every acquired portfolio. Veritas’ asset management team is experienced in underwriting these types of situations honestly and is prepared to act when circumstances change.
Execution
The tenancy ran more than three decades and ended in stages. One resident passes away; the other continued living in the connected apartments for a further period and eventually moved out of his own accord. Only then did both units return to our control.
We chose a full renovation over a cosmetic turn. One of the two kitchens had been removed years earlier to create the connecting hallway, so a rebuild was already necessary: new kitchens, bathrooms, flooring, paint, and fixtures throughout. Our asset management team scoped the work, selected the contractor, and managed the project directly against a fixed schedule.
Midway through the work, we found an unusual problem. PG&E had removed the gas meter serving one unit years earlier, and no documentation explained when or why. Reinstallation would have put the project into a utility backlog and added several months to the completion timeline. Our asset management team instead converted the unit to all electric, specifying an electric range and dryer, and the rebuild kept on schedule.
The Results
We listed and leased both homes in-house through RentSFNow, our own leasing and marketing platform. Each signed within roughly two weeks of hitting the market. Rents came in at approximately four times what the property had been collecting on the two units, and the project delivered a double-digit cash-on-cash return in its first year.
