Multi-Family/Residential Trades Technician

Green Tree Property Management is seeking an experienced construction/maintenance professional. Duties include, but are not limited to, Assessing scope for repairs, performing repairs and change orders, managing project timelines, working closely with skilled trades, resident managers and residents. Ensuring quality control is consistent with Green Tree Property Management’s specified standards & materials. This position resides in the field and requires up to 50% local travel via the employee’s personal vehicle.  Typically, this position will be under direct supervision of the Department Maintenance Manager.

Include the following but not limited to;

  • Determine scope/bid accuracy applying creative cost solutions, using data, experience
  • Report on all expenditures, change orders, invoices, billing & purchases for approval and processing
  • Collaborate with skilled trades to perform work in a cost efficient manner keeping deadlines & schedules
  • Determines and plans weekly materials, equipment and supply needs.
  • Perform QA/QC inspections of portfolio to prevent & correct any unsafe or damaging conditions.
  • Performs hands-on repairs and maintains portfolio cleanliness
  • Maintains regular contact with residents & skilled trades keeping detailed current system records & documents  


Diagnose & troubleshoot claims to perform routine maintenance or repairs as required involving the following:

  • Electrical
  • Rough & Finish Carpentry
  • Tile, carpet, and flooring
  • Roofing, gutters, sheet metal
  • Windows, Sliding glass & Doors
  • Shutters, doors, cabinets
  • Door hardware & locks 
  • Plumbing, Gas & Sewer Systems 
  • Water Intrusion- roofs, stucco & siding 
  • Drywall & Paint 

Conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint) ADA, EPA, Fair Housing, HAZCOM Program, OSHA, etc., and perform other related duties or special projects as assigned.

  • 10+ years experience in Residential Construction, Remodeling & Rehab, Maintenance, Warranty & Service.
  • Lead/Remediation Safe Practices, Electrical, Plumbing & Appliance certifications preferred but not required
  • Experience with: Excel, Outlook, and Yardi, or other Property Management related programs
  • Experience with working with multiple trades
  • High School Diploma (required)
  • Valid driver’s license, clean record with ability to satisfy company insurance requirements and provide reliable transportation on a daily basis.


Regularly required sitting and standing for several hours at a time, to climb up and down stairs several times each day, and to lift no more than 50 pounds with ease.Both indoor and outdoor work in all types of weather30-50% of day driving from job to job within downtown San FranciscoDaily use of email & input into tablet and/or laptop
